Applying for eKhata in Bengaluru? First Choose the Right Route

Before starting an eKhata application, check whether your Bengaluru property needs final eKhata, a new Khata, mutation, correction, or the missing-property route.

Opened the Bengaluru eKhata portal and found several options that look almost the same?

You are not alone. “Apply for eKhata” can mean completing an electronic record, bringing a missing property into the system, creating a Khata for the first time, correcting a field, or recording a change of owner. Choosing the wrong route can leave you preparing the wrong documents before the application has even started.

Let's first work out what your property needs

Before selecting a ward or office, check the property's current city corporation through the Greater Bengaluru Authority. Bengaluru's jurisdiction is in transition: current GBA services coexist with BBMP-branded portals and older ward labels.

Next, use the official public eKhata search. Search with the identifier you already have, such as the SAS property-tax application number, ePID, or the available ward-based fields.

Imagine these two situations

Example 1: You have an older manual Khata and property-tax record, but the property is not appearing in the public electronic search. That does not automatically mean you need a brand-new Khata. The missing-property or onboarding route may be the relevant starting point.

Example 2: The property appears online, but you bought it from the person whose name is displayed. That is an owner-changing event. Look at the mutation route rather than asking for a simple spelling correction. Our eKhata correction and mutation guide explains that split.

Before you log in, build a small property folder

Start by writing down:

  • the current city corporation and ward;
  • the SAS property-tax application number, if available;
  • the ePID, if one has already been assigned;
  • the latest valid property-tax receipt;
  • the existing manual Khata certificate, extract, or endorsement, if available; and
  • the event you are trying to record: finalisation, correction, sale, inheritance, split, or something else.

The official required-documents page lists broad document classes including owner and joint-owner photographs, a property photograph, accepted identity documents, the relevant registered instrument, an existing Khata record where applicable, and the current property-tax receipt.

That is a broad list, not proof that every item applies to every route. For example, the public material does not support saying that an encumbrance certificate is mandatory for every final-eKhata application. Follow the checklist shown for your selected service.

Okay, you know the route. What happens next?

  1. Confirm the current corporation and ward through GBA.
  2. Search for the existing property record before creating anything new.
  3. Choose final eKhata, missing property, new Khata, correction, or mutation based on the result and event.
  4. Open the service through the current official directory and sign in with the applicant mobile number and OTP.
  5. Follow the live route-specific fields and upload only the documents requested there.
  6. Submit and save the ePID or application acknowledgement.
  7. Use the official application-status search before escalating.

Authenticated fields can change without a public changelog. Treat the live form as the final checklist.

What if something goes wrong?

The property does not appear: try the official search using the identifier you can verify. Confirm the current corporation and ward before assuming the record is absent.

A draft record appears: do not create a second property record. Check whether final eKhata is the intended route.

The owner name changed after a transaction: pause the correction form and check mutation.

The portal shows the wrong ward or corporation: recheck the GBA corporation lookup and record the exact mismatch before contacting support.

The upload fails: check file size/type on the live form, then confirm that the scan is complete and readable. Keep the exact error message and a safe screenshot.

The application has not moved: track the ePID first. If you contact the responsible corporation, keep the submission date, corporation, ePID, and error/status evidence together.

The official status page currently publishes an eKhata helpline at 9480683695. Use it for route or status issues without sharing an OTP, Aadhaar number, deed, or full property record over an unsolicited call.

Mistakes that can send the application down the wrong path

  • Treating eKhata as proof of title or building regularity.
  • Starting new Khata when a draft or manual record already exists.
  • Filing correction after a sale, gift, inheritance, or other owner-changing event.
  • Selecting an old ward without checking the current GBA corporation.
  • Assuming the same document list applies to every route.
  • Uploading an incomplete or unreadable registered instrument.
  • Losing the ePID or opening duplicate applications before tracking the first.
  • Paying an intermediary without seeing the official service, demand, and receipt.

What about the fee and completion time?

We did not find a stable, current government application amount or a guaranteed completion period in the public instructions reviewed. We therefore do not publish a figure or promise a turnaround.

The Khata management page has advertised optional assisted-service support separately. An assisted-service charge is not automatically the statutory application fee. Check the live official demand and keep its receipt.
